Eric Wohle Earns USGBC LEED® Accreditation
Stockton Architect Certified as Proficient in Green Building

[Stockton, CA January 6, 2009]
Eric Wohle, AIA, a principal of the Stockton, CA, architecture firm LDA Partners, LLP, has been certified as a LEED® Accredited Professional by the U.S. Green Building Council (USGBC). The certification recognizes proficiency in understanding, interpreting and applying the USGBC’s Leadership in Energy and Environmental Design (LEED) standards for green building.

Wohle undertook the LEED training and certification process in response to growing interest in sustainable design among LDA Partners, LLP’s clients. “It has been demonstrated that buildings that deliver enhanced environmental performance also deliver lower operating costs, healthier workplaces, and more-productive employees,” Wohle says. “My certification as LEED Accredited Professional enables me to help clients realize the bottom-line benefits of green building, and to develop cost-efficient design and construction strategies for those clients interested in obtaining recognition under the USGBC’s LEED building rating program.”

Designed as a means of calling attention to high-performance commercial and institutional projects with smaller “environmental footprints,” the LEED system has emerged as a driving force in the rapidly expanding green-building arena. Applicable to private- and public-sector projects alike, the LEED system was recently cited as the “most appropriate and credible sustainable building rating system ” by the U.S. Government’s General Services Administration.

The voluntary LEED rating system evaluates buildings in five categories of performance: sustainable sites; energy and atmosphere; eater efficiency; materials and resources; and indoor environmental quality. Within these categories, credit points are awarded for meeting specified standards, with extra “innovation” points awarded for performance above LEED standards. Buildings are awarded Certified, Silver, Gold, or Platinum ratings depending on the number of credits they achieve.

What makes Tracy’s DMV office so green?

Among the environmental features for which the Tracy DMV building earned LEED® certification credits are the use of recycled-content insulation; recycled-content metal roofing, studs, and siding; thermal plastic overlay roofing; acoustic ceilings; and low -VOC paints, sealants, stains, and carpeting.

FSC-certified plywood was used for wall sheathing and cabinets. (FSC-certified wood comes from forests that have been independently verified as being “well-managed” according to standards endorsed by the Forest Stewardship Council, and international non-profit organization.)

The roof of the facility incorporates a 10-kilowatt photovoltaic array that generates approximately 14.5% of the building’s total electric needs. The facility’s baseline electricity consumption has been reduced by 21.5% through the use of efficient mechanical and electrical equipment and controls, and through energy-efficient construction of the building envelope which includes extra insulation, low-E glazing on windows, and other features.

The Tracy DMV’s plumbing system is designed to deliver a 42% reduction in baseline water usage. Among the techniques used for reducing water consumption is the inclusion of low-flow faucets, dual-flush toilets, and waterless urinals, which effectively evacuate liquid waste while saving on liter of water per use.

To reduce the heat island effect, LDA Partners, LLP’s design provides for vegetated open space on 25% of the site, incorporates light-reflective paving, a shaded parking area at the vehicle inspection canopy, and planting of mature specimen trees to provide for shading of the paved parking area. (The term "heat island" describes built up areas that are hotter than nearby rural areas. Heat islands can affect communities by increasing summertime peak energy demand, air conditioning costs, air pollution and greenhouse gas emissions, heat-related illness and mortality, and water quality, according to the US Environmental Protection Agency.)

The quality of the facility’s indoor environment was enhanced through daylighting 95% of the building’s regularly used public and work areas by the inclusion of clerestory windows and other glazing. Approximately 75% of these regularly used area have views to the exterior.

Green Tracy DMV Facility To Open January 28
LDA Partners, LLP Designs First LEED® Certified Building in Southern San Joaquin County

Motoring in California’s Central Valley becomes a little bit more environmentally friendly at 8 A.M. on Wednesday, January 28, when the California Department of Motor Vehicles celebrates the opening of its new, “green” facility in Tracy.

Designed for “LEED® Silver” certification by the United States Green Building Council (USGBC) for its energy efficient performance and its use of environmentally responsible design concepts and materials, the new California Department of Motor Vehicles facility in Tracy reflects the state’s strong commitment to sustainable building design.

The Stockton, California architecture and planning firm LDA Partners, LLP designed the 10,000 square-foot, single story facility, which, when notice is received from the USGBC, will be the first LEED-certified building in southern San Joaquin County. LDA Partners, LLP principal Michael R. Donaldson, LEED® AP, served as LEED® consultant, principal architect, and sustainable building designer. TMW and Associates served as the general contractor for the facility, with Kay Taylor Investments III as the owner/developer.

Once certified, the Tracy DMV will join similar State of California LEED-rated DMV facilities in San Ysidro and Riverside as a model for sustainable facility design.

To earn the LEED® Silver certification, LDA Partners, LLP designed the Tracy DMV facility to incorporate a range of sustainable building materials, energy monitoring building systems, daylighting and glazing systems, drought-tolerant landscaping, water-efficient irrigation, and other features to minimize the facility’s environmental footprint.

To encourage a reduction in the consumption of fossil-fuels, the facility provides preferred parking for fuel-efficient vehicles and carpools. Interior signage reinforces the message by educating visitors on the advantages of fuel-efficient vehicles. Other interior signage informs visitors about the many “green” features of the DMV facility.

“Thanks to the leadership and vision of Governor Arnold Schwarzenegger and DMV Director George Valverde, green building is being woven into fabric of California’s public sector,” said principal architect Michael R. Donaldson. “Bringing the State’s vision to life would not have been possible without the resourcefulness of the general contractor, TMW and Associates, and the commitment to sustainability shown by developer, Kay Taylor Investments III. LDA Partners, LLP, is proud to have been part of the team that delivered this LEED® certified building for the State of California.”
