Modern, bold, and substantial, City Gate Shopping Center represents a dramatic façade transformation of 1,850 lineal feet of circa-1970 retail frontage in Modesto, California.

To combat the recessive nature of the original off-street site orientation, the City Gate remodel employs three new signage towers and new fascia treatments to create a visual presence from the street and the neighboring freeway.

LDA Partners retained the existing structure and layered new elements over the existing building. A new outdoor patio provides a place for shoppers to relax and enjoy themselves in the open air. Other contemporary elements of the remodeled center include a modern color scheme, stone veneer featured in the columns of the towers, and increased lighting that gives the shopping center a brighter look and a more secure feeling. LDA Partners sequenced the construction in four phases, enabling existing tenants to remain in business during the entire renovation.

The remodeled City Gate Shopping Center has attracted new national tenants and more consumers, resulting in an overall increase in business.
